From January until July
this year, 6 months only, as many as 53k
online business have been registered. I believe this brings positive
impact to the demand for SoHo, SoFo and SoVo units, because most of
those small/ medium scale businesses only require small offices.

The
built-up for these products range anywhere from approximately 37sq m (400sq ft)
to about 74sq m (800sq ft).

Exsim has come up with a studio office development that is akin to a SoHo (Small-office
Home-office) development in early 2017. Some 43% of the 442 studio
office units at Ceylonz Suites were taken up three weeks after its official
launch, according to developer Exsim Development Sdn Bhd.
Ceylonz Suites features a full range of office facilities
such as a conference room, meeting rooms, waiting lounge, open-air café
and business lounge.
However, office
facilities are not all it has to offer. The development is also equipped
with leisure facilities, such as a sky pool,
sports lounge, launderette, gourmet kitchen, sky gym, rooftop
garden, pocket gardens and
a sky barbecue pavilion.
Michelle Siew, Exsim’s
head of marketing and corporate communications, says the units are designed
to cater to young entrepreneurs.
“This (Ceylonz Suites)
product is what the market has been looking for. Look around KL city centre. A
young entrepreneur or start-up can never afford huge working spaces. Yes, they
can opt for co-working spaces but some of them need more privacy. Therefore, a
compact, flexible and private office space like Ceylonz Suites is ideal for
them,” Siew said.
My personal point of view:
SoHo
in prime location such as Golden Triangle area of Kuala Lumpur city centre, did
offer a great opportunity for young entrepreneurs to own a small office at
more affordable price. Offices near KLCC are over millions in price, but Soho like Ceylonz Suites can offer at around RM520K onwards only. Many online businesses or design houses do not require
big offices to operate, but they hope to get a prime location address to
register their company in order to work with international partners. When I said online businesses, it actually covers a lot kinds of businesses that related to internet.
SoHo
in KL city center also offer more affordable price for Multi National Company's
to register their offices in Malaysia, especially as design house, consultation and customer
support services.
SoHo seems to create a new opportunity for property
investment.
