Interview Mr.Kaygarn Tan - Penang's Area of Growth


Properties on Penang Island is getting more and more expensive, and many people are struggling to buy their first property nowadays. Surprisingly, Mr. Kaygarn Tan managed to buy quite a number of properties on Penang island with no money down and below market value (BMV). He provides coaching to his students also and help them to buy their first BMV property with no money down. 

In today’s sharing, I interviewed Mr. Kaygarn Tan to let him share his little tips on the mature and growing area of Penang. This is an important factor for you to choose a correct location to invest in Penang.

Before that, let me introduce this property investor and property investment coach, Mr. Kaygarn Tan to you.

Mr.Kaygarn Tan is the author of the best-selling book “The Master Key Method to Unlock the Secrets of Property Investment”.
He is a Biomedical Scientist by training and holds a Masters in Pharmacy majoring in Toxicology. He is an organized and systematic person. Applying the same principle in doing scientific research to get a desired outcome, he has the property investment system down to a science. He calls it “The Master Key Method”. 
Mr. Kaygarn Tan started investing in properties more than 10 years ago, about the same time he started his career in the corporate world. After accumulating enough properties and passive income, he decided to quit his 9-to-5 day job and started coaching others to invest in properties.
He has since advice and personally coached thousand of people to buy their first, second, third and more properties at 20% below market value with 6.5% rental return, using a time-tested and proven system.
Kaygarn Tan is also a much sought-after speaker who is known for his candor. He has spoken on countless platform, property expos and conferences such as today’s. He also regularly contributes articles to magazines.

It’s my honor to meet with Mr. Kaygarn and interviewed him about the property market in Penang. There are 4 questions in total, but I need to separate the Q&A into 4 blog posts because he shared very informative answers to my questions. 
Below is one of the four questions that I asked.
Question: How long have you been studying property market in Penang? Where are the top 5 areas in Penang that you saw the most significant growth in the past 5 years?

Mr. Kaygarn Tan:
I have been investing in properties for the past 10 years, and I have been analyzing and doing research for Penang properties for the past 5 years. In the past 2, 3 years, I had come out few reports, e.g. Property Hotspot in Penang. I keep on study and updating the data as well as coming out with a couple of eBook which is related to Property Investment.



Now let me share how do I look at the property market of Penang, and I use a lot of check list and tools. One of the tools that I use is Penang Map. Let us look at the overall Penang map, and let’s focus in Penang island first. I normally divide Penang island into 4 parts, the West, the East, the North and the South. The West part is Balik Pulau area, and the East part is where the happening place is, where the growth is and where is development is.


At the East, we can further divide it into North and South, that we use the Penang’s 1st bridge as a guidance. Whatever North than Gelugor area will be the North. In the North area you will have the places and location like Batu Ferringhi, Tanjung Tokong and Tanjung Bungah. All these places are mature area and the main activities are more related to tourism.


Moving South a little bit, which is still North, is the Georgetown. Georgetown area is very well known for the heritage, where there is a core zone and where the buffer zone and the pre-war houses. All the places are predominantly the activities will be the tourism also, whereby there are a lot of street arts, heritage walk and heritage tour, where people explore about heritage houses in Georgetown.

If you go further down the South, that is the growing area like Bayan Baru, which is one of the Satellite city here. Further South is Bayan Lepas Industrial Area and then you have Batu Maung, Teluk Kumbar and Gertak Sanggul.


These are the growing area. Why I say they are the growing area because the 2nd link bridge had come in, that link Batu Maung and Batu Kawan. This 2nd link will bring population to come into the island gradually, towards the southern area.
So this is how I look at Penang Island, the growing area and the mature area.


For the mainland, it will be divided into 3 major areas. Seberang Perai Utara, Seberang Perai Tengah and Seberang Perai Selatan. So looking at the Utara you have township like Bertam which is growing, and then all the way down to Seberang Perai Tengah, where this is Seberang Jaya, which is the mature area. And you go further down where you have the Satellite township of Batu Kawan, which is a very well-planned township, and it’s a growing area.


In overall, that is how I looked at the whole Penang island and the whole Penang, where the growing and the mature area.
