Most of the people said that properties in Penang island are too expensive, but Mr. Kaygarn still manage to own quite a number of properties for FREE, how to do that?



Continuing the interview question number 2 above, let’s see what are the secrets of Mr.Kaygarn to own a property for FREE in Penang island.


Sharing by Mr.Kaygarn Tan:
In property market, I am the fundamentalist and I am the secondary market or sub-sale specialist. What I am looking for is Below Market Value (BMV) properties, this is the keyword. What I mean by that is, I look for discounted property prices, so I only go for BMV properties. If it is not BMV properties, I will not buy.
Very important is buying a property with fundamental knowledge. So, talking about fundamental, you need to do a very comprehensive research. What do I mean by “research”? I have a system that make things simple or I called it SIP, S for Search, I for Invest and P for Profits.

It is very important that you must invest in the fundamental of property research, so you need to do a proper research. Base on my property founder system, you need to look at the place, not only the big picture of the property hot spot, you need to determine the center of gravity of the place, and from there, you need to determine the golden triangle, where does people stay, where does people go for work and where does people go for their entertainment.


So, from there you can identify an area that you can invest in, and then from there you need to determine whether it is a mature area or a growing area (can refer Interview Question #1 here) and population is also an important element that you need to determine.

With above info, you can determine your property mine, what will be the rental yield and whether there is a potential for capital appreciation or not. So from then, you determine whether you want to invest or not. 

 

From the investment point of view, you need to determine whether you buy from the secondary market or the primary market which is the developer. These are the few questions that you need to ask yourself, and whether you want to invest in high rise properties or the landed properties. So, these are the questions that you need to ask yourself before you invest in certain property. 

Another thing is that I believe in leveraging. And the most important leverage that I always tell people is to buy the property without your own money. That is the combination of Below Market Value and fundamental of property investment, assess of money from the bank or financing and also the legal matters.



For property investment. I make the strategy to become very simple and straight forward. You buy properties are for 3 purposes, number one is to buy for own stay, number two is for investment, and investment has two purposes, whether you buy for rent or you buy for capital appreciation.
Mr. Kaygarn and I are searching and researching good properties at developer office of Penang.

To summarize this question number 2, to buy properties below market value and buy without your own money so you can continue to buy.
